Getting to know
The first step is all about you - not us. It's not about us showing you a catalogue of projects right away. We need to get to know you: your investment plan, your opportunities and your expectations. Only then can we prepare an investment strategy and property selection that makes investment sense for you. We always start in a non-committal way - with a short call, an online meeting or an in-person meeting. After this stage, you'll know exactly where to go from here.
Customized selection
Based on what we have discussed during the meeting, we will prepare a selection of projects that match your goals, budget and investment strategy. No dozens of random offers - just those that make investment sense and have real potential.
Real estate is selected for you by people who live in Dubai, know the market first-hand and only recommend what they have vetted themselves. For every offer you get clear facts: location, expected yield, payment plan and possible scenarios of value development. So you can make decisions with the confidence that you are choosing the best of the market.
Reservations
Once we have chosen a particular apartment together, we will arrange to book it through an EOI (Expression of Interest) payment.
This amount is usually between 100,000 and 300,000 CZK depending on the value of the property and is not an extra fee - it is included in the purchase price.
The EOI is refundable, so if you decide not to proceed for a serious reason, the money will be refunded to you.
We handle all communication with the developer on your behalf. Once the EOI has been paid, the developer will take the property off offer and you can be sure that the apartment you have chosen and want is waiting for you.
Documentation
Once you have paid the EOI and decided to proceed, the next step in the payment plan is to pay the Booking Fee. This binding booking payment is usually 10-20% of the property price (less the amount already paid as EOI). In Dubai, you must also allow for the 4% Dubai Land Department (DLD) fee - this is the only tax associated with the purchase of the property. We handle all the paperwork and communication with the developer for you. The developer will then prepare a SPA - Sales and Purchase Agreement with your details and the details of the specific property. This document is always pre-approved by the Dubai Land Department before the development project goes on the market and therefore its contents cannot be changed. This means clear, transparent and legally protected terms for you right from the start.
Preparation
While the developer completes the construction of your project and you continue to make payments according to the payment plan you have set, together we can start the process of securing residential visas for you and your family, setting up your company, bank accounts and other opportunities that will open up for you through the acquisition of a property in Dubai. We're not just a property buying guide - we're your long-term partner for investing and living in Dubai.
Handing over the keys
Once the project is complete, we will inspect your property in detail and check that everything is in order. We would very much welcome you to come and collect the keys in person in Dubai - it's a unique moment and a great opportunity to see your new home or investment in person. However, if you don't want to or can't come, we'll take over the whole process for you. We will collect the property and hand it over to you in perfect condition, ready to live in or rent out.
Property and tenant management
Our cooperation does not end here - on the contrary, it continues. We take care of the complete management of your property: from finding a tenant to contracts to monitoring payments and maintenance. With long-term leases, it is common for tenants to pay the rent for a full year in advance - so you have a stable and predictable income. If you want short-term rentals (e.g. through Airbnb, Booking, Bayut), we can help you with that too - from setup to day-to-day operations. You only communicate with us, we take care of everything else. So your property makes money without burdening you with worries.

We are specialists in off-plan property investment
Off-plan means you are buying a property still under construction. This means you get a modern investment unit with more quality, more options and a lower price than when the project is complete - while benefiting from the increase in value during construction. In the beginning, you need to expect to pay 10-20% of the property value and 4% of the Dubai Land Department (DLD) tax. This amount will ensure you get a full apartment reservation. The other 40-50% of the price is then spread out in instalments during construction, so you finance the investment gradually. The remainder can be paid for with a local loan or your own funds, after the property has been completed and handed over, significantly saving your cashflow and giving you room for further investment or preparation for rental. Modern architecture, rich project amenities (swimming pools, fitness, coworking, services), flexible payment models and high appreciation potential make the off-plan segment an ideal gateway for investors who want to maximize value growth and returns.

Can we meet in person?

We emphasize personal contact because investment is always about trust and mutual understanding.
What about property ownership in Dubai?
Foreign investors can own property in Dubai directly in freehold zones. Unless the client wishes otherwise, we automatically work with this type of property. You are not renting anywhere and tied to any local partner. Your ownership is registered with the official Dubai Land Department registry. You will be given your own title deed to the property, similar to the Czech Republic.
I don't want to go to Dubai. Who's gonna take care of everything for me?
We'll take care of everything. From the initial property selection through complete communication with the developer to the management of your investment. You can stay at home and be confident that everything is handled professionally. If you wish, we will of course be happy to welcome you to Dubai.
Is it safe? What if the developer goes bankrupt?
Dubai has one of the toughest real estate markets in the world. Each development project is subject to the control of the Dubai Land Department and client money is held in special escrow accounts which the developer can only draw down gradually as the development progresses. As a result, your money cannot "disappear". Moreover, we work only with proven developers who have completed dozens of projects.
How much will I pay for your services?
Nothing. Our services are free for you - from the first meeting to complete assistance and management. We are paid directly by the developer, so you pay no additional fees.
