Off-plan means you buy a property while it's still under construction. This way you get a modern investment unit with greater quality, options and a lower price than when the project is completed – and at the same time you profit from the value growth during construction. At the start, you need to count on paying 10–20% of the property value and a 4% Dubai Land Department (DLD) fee. This amount secures a full reservation of the apartment. A further 40–50% of the price is then spread over instalments during construction, so you finance the investment gradually. The remaining part can be paid by local mortgage or your own funds, only after the property is completed and handed over, which significantly saves your cash flow and gives room for further investments or rental preparation. Modern architecture, rich amenities (pools, fitness, coworking, services), flexible payment models and high appreciation potential make off-plan an ideal entry point for investors who want to maximise both value growth and yield.
